Traditional Selling and Buying
George and Anita didn't know for sure if they wanted to move. They wanted to see what was out there for sale and then understand what they could sell their home for before deciding to list. At the first meeting Nate listened to what they wanted in a new home and why. Listings that met their requirements were previewed so that they wouldn't waste their time and then showings were booked. Although they didn't find the perfect home that day, they felt good enough to move forward.

Their house was staged, de-cluttered, photographed and a visual tour was posted on numerous real estate websites as it was listed. Open houses were scheduled and Nate personally invited all the neighbors to let their friends know a house was just listed in the neighborhood. Within a few days multiple offers came in and one was at 100% of list price. The next day George and Anita found their dream home and Nate negotiated a sizable discount from the already discounted list price and then managed the entire process of getting to closing.

George said he can't imagine how people do this on their own since it takes so much time. They hadn't purchased a property for 11 years so they really appreciated Nate's experience and attention to all the details.

Short Sale
Jamie and Joanie had lived happily in their home for years until a chronic health condition forced Joanie out of work and added lots of medical bills to pay. They had no choice but to stop paying their mortgage. When Nate knocked on their door they were two weeks from the sheriff's sale.

They learned that there was still time to do a short sale so they could save some of their credit and recover faster. The day of the listing meeting, Joanie and their daughter were moving to Arizona and no one had showed up to help them pack up. A mattress was stuck half way into the truck and Joanie couldn't help Jamie get it pushed in. Nate dropped his bag and helped until the truck was loaded. Then a listing plan was developed and everyone knew what they needed to do to accomplish the goal. By the time Nate left, Joanie said he must have been sent by God to help them at this difficult time.

A methodical pricing strategy was used that justifies the best sales price for a short sale. Within two months an offer was made and accepted. Bank approval was achieved quickly and foreclosure was avoided.

Modification
Daniel and Angela bought a home so they could have room for a family. During the pregnancy they had no idea Angela would be on bed rest and that Daniel's hours would be cut at work. The day Nate knocked on their door they had six weeks before the sheriff's sale.

When Nate heard their story he felt like they would be a great candidate for a modification. Daniel told him that they had been turned down for a HAMP modification. Daniel gave Nate permission to speak with their bank. In one phone call, he got the ball rolling on a modification that was recently approved lowering their monthly payment by 38%, which is more than $600 in monthly savings!

Nate even got in touch with the foreclosure attorney's office to make sure the sheriff's sale was cancelled. Before he left Angela hugged him so tight she picked him up off the ground!
